Financial Management:

Rents are collected and deposited by the 10th of every month. Market rent is surveyed monthly and suggestions of rent increases are forwarded to the owner. Other sources of income like water, trash, storage, parking, etc are investigated.
Any rent not paid by the 10th is referred to our collection department for aggressive collection. Eviction proceedings will be initiated for tenants that do not respond to our collection efforts. Receivables that remain are sent to our collection company for collection and reporting to credit agencies.
All invoices are paid on a timely basis and any discounts available will be taken. Expenses are analyzed on a monthly basis. Any savings obtainable will be applied. In almost every circumstance we will use our own staff. This is a huge savings over using outside vendors. We receive substantial discounts from our vendors because we buy in large quantities. Every year we shop the market for insurance policies with lower premiums. Property tax appeals are made every tax year. Our state of the art Yardi management software allows us to create timely, accurate financial, tenant and vendor reports. We can also provide custom reports required by the owner.

Leasing:

Successful marketing is the key to maximizing income. We carefully analyze each market and create a marketing plan unique to that market. The plan includes print medium, online advertising, web pages, signage and word of mouth.
Every manager and leasing agent is trained in the latest sales techniques.
We use the latest online screening procedures. Every manager and leasing agent is trained to evaluate the credit and procure proof of income and rental history. All leases and forms are updated periodically to conform to the latest laws.





Maintenance:

Our maintenance staff is trained in their specialty. They are also trained to be professional and to clean up after finishing the project.
Our professional staff will train and supervise employees in all areas of legal compliance, marketing/sales and tenant problem solving.
It is the duty of our staff to stay abreast of regulatory compliance, Fair Housing, OSHA, environmental issues and tenant/landlord laws.
We will create a preventive maintenance plan for the property and include it in the budget.
